It offers high walkability, multiple parks, and close access to downtown and intown Atlanta.

Tucked between Inman Park, Kirkwood, East Atlanta, and Candler Park, Edgewood is a vibrant and friendly neighborhood known for its mix of historic homes and newer developments. Described by residents as community-oriented and convenient, Edgewood is popular with families, singles, first-time homeowners, and ambitious renovators. Edgewood offers high walkability, multiple parks, and close access to downtown and intown Atlanta.

A Brief History

Edgewood was established in the late 1800s as one of Atlanta’s early streetcar suburbs and annexed into Atlanta in 1909. It originally attracted working-class families who commuted to the city center. The neighborhood experienced a period of decline in the mid-20th century, but like many intown communities, it began a steady resurgence in the 2000s. Today, Edgewood combines its historical roots with a fresh wave of investment and revitalization, featuring new businesses, updated homes, and vibrant shopping.

Housing Styles and Costs

Edgewood's streets feature a diverse array of architecture, including classic 1920s and 1930s Craftsman bungalows, renovated Victorian cottages, contemporary new construction with clean lines and open floor plans, and occasional mid-century ranches tucked into side streets. Many older homes have been thoughtfully updated while maintaining original charm—think wide front porches, hardwood floors, and decorative trim. Visitors will also find a mix of old and new townhomes and condos that provide low-maintenance living with a variety of recreational and community amenities: fitness center, swimming pool, outdoor dining area, fire pit, etc.

As of mid-2025, homes in Edgewood typically range from $300K to more than $1M, depending on size, condition, and location within the neighborhood. Renovated bungalows and new builds on quiet streets fetch higher prices, while homes in need of updates present an opportunity for homeowners to maximize their investment with sweat equity.

Community

Edgewood receives praise for its walkability and access to amenities like the Edgewood Retail District, MARTA, and the BeltLine’s Eastside Trail. Residents enjoy proximity to multiple parks offering green spaces, playgrounds, and sports facilities, as well as nearby attractions such as Freedom Park, Candler Park, local golf courses, the Fernbank Museum, and several community centers. The neighborhood's location also places it just minutes from cultural hotspots like Little Five Points and East Atlanta Village, known for their music venues, coffee shops, and indie retailers.

According to Niche, Edgewood has an overall score of A+. It also has A scores in family activities, jobs, parks, nightlife, and commute times. It has B scores in housing, public schools, and cost of living. Additionally, although it has B Scores in public schools, its elementary, middle, and high schools are rated 5/10 or lower on GreatSchools, and its test scores lag behind state averages. However, the schools offer IB-aligned programs with a focus on inclusiveness, family support, and a variety of enrichment opportunities. Edgewood is also close to a variety of private school options.

Edgewood has a strong sense of community, supported by the Organized Neighbors of Edgewood, a nonprofit dedicated to fostering connection among residents. The group offers memberships for individuals and businesses, hosts meetings and events, and provides a newsletter, parents' group, and regular updates on safety, zoning, and transportation issues affecting the area.
