This Atlanta House: Piedmont Heights

Piedmont Heights is a vibrant, urban neighborhood on the east side of Atlanta, just north of Piedmont Park and south of I-85. The area boasts single-family homes, luxury townhomes, and multiple apartment complexes amidst a busy commercial and retail district. Known as PiHi to locals, the area is home to around 2,801 residents who call it a "small town in a big city."
 
Piedmont Heights has a rich history extensively documented by the Piedmont Heights Civic Association. PiHi's first settler was Benjamin Plaster, a military hero granted 3,000 acres in 1822. As the area became more populated, it was called Easton until it was absorbed by Atlanta in 1912 and named Piedmont Heights. PiHi is Atlanta’s oldest community and host to its second-oldest home, the Liddell House, which was built in the 1860s.
 
Piedmont Heights grew with Atlanta’s growth as it transitioned from rural to urban. Residents regularly fought encroaching development and worked to maintain buffers and green space to preserve residential areas. Housing styles in PiHi include 1940 ranch homes, duplexes, Tudor revivals, and Mediterranean. The area also offers multiple apartment, condo, and townhome communities. Single-family homes range from $600K to $1.6M, townhomes range from $500K to $800K, and condos range from $100K to $400K. There are also multiple new luxury townhome communities in the area. According to Niche.com, renters outnumber owners in Piedmont Heights, with 72% of residents renting and 28% owning.
 
According to Niche, Piedmont Heights gets high scores in numerous quality-of-life factors. They include the local job market, access to outdoor activities, shopping and dining, nightlife, health and fitness, school systems, commute times, and diversity. The area has C scores in housing availability, cost of living, crime, and safety. 
 
Residents of Piedmont Heights describe it as a convenient, friendly neighborhood with access to some of Atlanta's best resources. They love the proximity to shopping, dining, museums, jobs, parks, and trails. Like many Intown communities, PiHi has benefited from the development of the Atlanta Beltline, a multi-use trail system, green space, and transit network built from old railway corridors that encircle the city's central neighborhoods. Nearby shopping centers include Ansley Park Mall, Ansley Square Shopping Center, and the creative office community Armour Yards.
 
The Piedmont Heights Civic Association is an excellent resource for newcomers and residents. The group organizes community events and efforts and works closely with local government on comprehensive planning and zoning decisions, crime and safety initiatives, and traffic and walkability enhancements.
